
Make a good first
impression. The lawn & grounds should be properly maintained- Summer or
Winter. Have the lawn mowed, edged and raked. Shrubs should be trimmed,
driveway & sidewalk swept or shoveled clean and all debris removed from
the property. Oh, and don't forget to wrap-up that garden hose when
you're done.
Arrange shades or drapes to give the maximum amount of light. Replace
all burned-
out
light bulbs & repair any faulty switches. Windows and sills should be
clean. Light colors add cheerfulness to a dark room, especially
kitchens.
Badly cracked
plaster, loose door knobs, cracked light fixtures are among some of the
small items that can be easily repaired. Some times the small things
hinder a sale more than the big things.
Display your
storage and utility space by removing all of the unnecessary
accumulations in attics, stairways, basements, garage and shed. This
will make them appear larger than they actually are.
Correct any faulty
plumbing. Leaky faucets can discolor porcelain and call attention to the
problem.
Minor
re-decorating is recommended, if needed such as paint & paper, rug
shampoo, etc. This will create a fresh, appealing look.
Keep radios
and televisions turned-off or down during showings. You want to try to
eliminate anything from distracting your potential buyer.
If you have
pets, it is also recommended that they are kept out of the way or even
out of the house if possible. Some people are uneasy around animals, and
that may distract the prospect's attention.
Your home
should be kept comfortably warm in cold weather, and moderately cool in
warm weather.
Apologies
should never be made for any adverse conditions or appearances of
your home. It only will draw attention to the condition.
Buyers ask a
great many questions of our agents when being shown through a property,
and most prefer to do this in privacy. The inspection should proceed
without your immediate presence. This will help the prospective buyer
feel more relaxed. If you insist on being present, please do NOT
discuss terms, prices, etc. Your listing agent will handle these
details.
Remember, if a reasonable offer is presented, it is wise to negotiate as
soon
as possible since the offer may not be repeated.
Always be prepared to show your property, especially on weekends. If you
delay a prospective buyer, that buyer will go elsewhere to see a
property, and may buy that property. Your listing agent or office
will arrange appointments in advance whenever possible.
